Yaxley Hall Home Farm is located in an extremely beautiful part of Suffolk, nestled in rolling countryside directly behind the Shrubland Park Estate. The farmhouse is unusual in not being situated on the edge of its land, but instead squarely in the centre of 37 acres of it own pastureland and fields.

The A14 is two miles away, allowing for easy access, but the only road that passes the farm is a C-road, meaning that the tranquility of the location is preserved.

The Suffolk Heritage Coast (an Area of Outstanding Natural Beauty) is easily reached from the farm, with the key attractions of historic Woodbridge and the magnificent Anglo-Saxon Royal burial ground of Sutton Hoo less than 10 miles away. Framlingham Castle, Snape Maltings (the location of Benjamin Britten’s Aldeburgh Festival and other year round cultural events), and the beautiful seaside town of Southwold are also a short drive.

More immediately on the farm’s doorstep, the 6 mile signposted Shrubland Estate walk actually crosses our land, meaning that you can enjoy one of Suffolk’s best walks leaving your car behind. Other footpaths connect you directly to the villages of Hemingstone and Coddenham. The latter includes a welcoming country pub and an excellent traditional village store / post office with local quality produce on sale.

Suffolk’s county town of Ipswich is just over 6 miles from the farm, from which at least twice hourly regular train services connect directly with London Liverpool Street Station (70 minutes). Ipswich has been undergoing a massive cultural and architectural regeneration in recent years with its stylish waterfront development and yacht marina. Genteel Bury St Edmunds is approximately 20 miles from the farm on the A14, and the university city of Cambridge is less than 40 miles away. Suffolk’s Constable Country, and the beautiful towns of Lavenham, Clare and Long Melford are easily reached from the farm, while trains from Ipswich also travel twice hourly to the fine city of Norwich, for centuries England’s second town (less than 40 minutes).

Whether you would like to simply enjoy the complete quiet of Yaxley Hall Home Farm, take cycle rides or walks out from your door, or to use it as a base for sightseeing the uncrowded and beautiful region of East Anglia, the location could hardly be better.
